Free account. The signal is an inference from public records — it also catches second homes, trusts and estates. It is not a statement that any of them is for sale, and owner names are never shown.

Tim reviews it
He adds an opinion of value and positioning, signed in his own name and licence — never something the platform computes.
It goes live
Only to account-holding investors in this market. You can withdraw at any point before a purchase agreement is signed.

Offers reach you through Tim. If you’re exchanging, he refers a qualified intermediary and an agent in the market you’re buying into.
Terms, stated plainly
- Listing on the Exchange is not a listing agreement. No fee to publish, no obligation to sell.
- If a pairing closes, a 3% transaction fee applies. Tim McMullen handles the transaction as agent of record.
- Exchanging into another property: he refers a qualified intermediary for the 1031 and a commercial agent in whatever market you’re buying into.
- The 1031 material on this site is general education. Whether a specific exchange qualifies, and what a deadline means for your transaction, is a question for your intermediary and your CPA.
- A buyer takes title subject to the lease in place. Nothing here changes your tenant’s rights.
